How do your fees work?

We offer a wide range of services from  finding tenants  to full service property management with either small percentage of rent collected or fixed price.

Our fees are competitive and are personalised to suit your individual needs.

On consultation will provide full transparency with no hidden fees.


Already have a Property Manger, how do I make the change?

We contact your current agency and request the changeover for you, so no awkwardness for you. We ensure we receive all documentation required and inform tenants  for seamless transition for everyone.

Will I lose control over the management of my property?

No, We work for you, you set the limits that are not defined by legislation. We will keep you informed every step of the way with effiecent communication and access to online portals that you can use on any device.

How often are inspections?

Routine Inspections are performed a minimum of every 12 weeks. 
We carry out thorough Routine Inspections,  Entry and Exit Condition Reports complete with photos to ensure the property is maintained to a high standard and returned as per their entry condition.

Who does Maintenance ?

We have a reliable network with local  Certified Quality Trades People. 
We ensure all trades people give adequate licences and documentation. We will contact you for your direction  and approval prior to engaging or you can select your own prefered trades.

FAQ

What is a bond & how it works?

A bond is an essential security deposit paid prior to start of tenancy. The money is held in a trust with the RTA for the duration of tenancy. Bond money may be withheld at end of tenancy for loss of rent and to cover any damages caused.

Can I make changes to the property?

Any changes, permanent or temporary must be submitted in a written request prior to the property manager prior to the property manager and  approved by the landlord prior to commencement.

Can someone move in with me?

They are required to complete an application form , providing identfication and financial documentation for suitability checks and must gain  landlords approval.

How do I report maintenance?

Maintenance request must be submitted in writing to the property manager and authorised before engaging any work.  
In a emergency or for urgent maintenance during after hours refer to your lease for details of acceptable and approved Trades.
You must advise Property Manager prior to engaging any work.

What if I need to Break my Lease?

Situations can come up that force you to break your lease. The property manager will assist and help find a replacement tenant as quickly as possible. You are required to advise written notice of intention to leave. You may need to pay exit fees and rental payments up until the end of tenancy or vacate date (whichever comes first).
